Bayswater Design Guidelines Testing
In 2020 we were engaged by Development WA to conduct a review of the Bayswater Town Centre Design Guidelines. Test lots on King William St., adjacent to the Bayswater Station re-development, were the subject sites for this process. This location is a significant site for the future growth of the Bayswater Town Centre. The potential for successful TOD design to positively contribute to the community and offer access for more residents wanting to live in an established area directly connected to the enhanced Metronet network demands best practice design.
Across the three adjacent lots, our study explored the possible scales, forms and yields of various development scenarios. Urban design principles formed the basis of the studies. Retention of existing heritage frontages and shopfronts was a foundation of the planning models, offering the best outcomes for integrating new development into an existing town centre.
We explored three scenarios, investigating various heights, apartment yields and car parking strategies. Each was designed to achieve compliant setbacks from adjacent future development and generate apartment footprints that would provide outdoor open spaces, cross-ventilation, and appropriate massing for the existing built-form context. Detailed overshadowing analysis was a crucial component of our study.
