In 2021 the City of Wanneroo determined the Girrawheen Hub Precinct (GHP) required redevelopment to meet the growing needs of the local community. Gresley Abas, CCS Strategic and Realm Studios were engaged to investigate options for rebuilding, renewing or upgrading the existing GHP facilities into an integrated precinct designed to serve the community's needs for the next 50 years. The facilities include the Library, a Senior Citizens Centre and the community 'Hub'.

Our collaborative community design process based on detailed briefing and needs analysis with user groups and key stakeholders developed two concept masterplans. We explored opportunities for refurbishment and additions in a careful planning exercise, including analysis of staging, site works and implementation strategies. With our consultant team, a project cost assessment and programme were also developed.

The proposed fit-for-purpose and multifunctional facilities consider current and future needs and significantly expand the reach and effectiveness of the current buildings and their ability to serve them. Public realm enhancements strengthen connections between the existing facilities and create inclusive and accessible external spaces for the community to gather, learn and play. The design establishes a distinct identity for the GHP. It supports the Girrawheen Koondoola Local Area Plan's broader aspirations that encourage the creation of places where all people can culturally, socially and economically contribute to the community.
